*******www.504Experts**** For the third time in his career, Chris Hurn has been honored as the SBA Financial Services Champion of the Year (2006, 2010, and now 2013), and this kind of recognition never gets old. Of course it feels good to win awards and to get the attention that goes along with it, but it also gives Chris a chance to brag on the people he works with — the people who make up the Mercantile Family, as we like to call it. They work terribly hard, and he's terribly proud of the blood, sweat, and tears they’ve all poured into this wonderful company. Chris accepted the award at a luncheon reception yesterday, and we got video of his remarks. Be warned: if you suffer from motion sickness, you may just want to shut your eyes and listen — the footage is a little shaky. Chris' comments on the story of Icarus were borrowed from Seth Godin’s book The Icarus Deception. If you haven’t already read it, Chris recommends you pick up a copy. Chris Hurn, the CEO and Cofounder of Mercantile Capital Corporation, has been on record saying that the SBA will likely see a 20 to 30 percent decrease in 504 loan volume in fiscal year 2013. Despite the fact that the SBA is coming off back-to-back record-breaking years, he expects this drop-off in 504 loans due in large part to the 504 refinance and secondary market (FMLP) programs not being extended past September of 2012. Well, he may have to eat my words (and he’ll gladly do so), because the Agency recently announced some changes that may curtail his forecasted decrease. Specifically, there are four things that he thinks will make a big difference for small business owners, and he explains them in this video. The video is a bit long, but we think the information is extremely helpful for small business owners who want to purchase, construct, or renovate their commercial facilities. Be sure to share this with someone who’ll appreciate it and benefit from it, and stay tuned for more updates as we learn more about these proposed changes and the proposed legislation regarding SBA 504 refinancing.

*******www.504Experts**** As promised, here’s my first video of “Inside the Lenders Studio” - inspired by James Lipton’s Inside the Actors Studio. I’ve been watching that show a lot lately, and I’ve realized that I’m not as introspective as I think I am. Actors, because it’s their job to interpret different characters and personalities, seem to be fairly introspective when asked about where they came from, why they do what they do, what they aspire to be, and so on. It got me thinking, and I have a feeling that lots of other entrepreneurs and business owners have the same problem as me: way too many balls in the air to stop and think about the why’s of what we’re doing. The idea of “Inside the Lenders Studio” has two primary purposes: 1) to get me thinking about more than just my to-do list and 2) to clue you in to why I do what I do and why Mercantile exists. He gets the impression that actors generally tend to be a little more introspective because of the nature of their job. Entrepreneurs on the other hand, because of the nature of THEIR job, tend to not have time for things like introspection.
