In this video, Michael Waters explains the perfected chain of title.

"What is a perfected chain of title? It's a good question and it's asked a lot. A recent Massachusetts Supreme Court state ruling, Ibanez versus US bank, said that a note that is transferred without a perfected chain of title is not valid. A perfected chain of title means bank A sold it to bank B, bank B sold to bank C, bank C sold it to bank D, and it was all proven through a history of transfer of both money and an endorsed title. If no endorsed title, in that process, you don't have a perfected chain of title, and US Bank versus Ibanez says it's not valid ownership.
