This rumor is false, as the interiors were all shot on a sound stage in a movie studio. The "ghost" is actually a cardboard cut-out of Jack wearing a tuxedo. This prop appears later in the film, when Mary's mother comes to collect her. Some argue that "it's smaller" or "it's dressed differently", but close examination reveals that it really is the cardboard prop.

cardboard cut out? the first pass by the window its not there and the second pass it is. The story goes that a boy was killed by his fathers shotgun in that apartment. As a matter of fact if you watch the first time they walk by that window their is a shotgun floating in the window. then the second pass the boy is there. Now, the possibility that this was staged for later video sales and rental is a real possibility but its not the cardboard cut out in the tux and if it is.... well.... it wasn't there at the start of the scene. I've done a freeze frame of the same window both times that it is passed in that scene and one is a shotgun and the other is a person.
