Steven L. Smith, King of the House Home Inspection, in Bellingham, Washington has produced a short video that explains the most common problems found at temperature pressure relief valves and drain lines at hot water heaters. The TPR valve and drain line, when installed incorrectly, can be serious life safety issues. Smith is Washington State licensed home inspector #207 and a licensed structural pest inspector.
